Windsor Park All You Need To Know

Windsor Park is often considered one of the best neighborhoods in Austin. For example, it received an A minus from Niche.com. It was given an A for nightlife, a B plus for its public schools, B plus for amenities for families and C for housing costs.

It is a large, middle-class neighborhood. It is home to more than twenty thousand people. It is located in the 78723 zip code.

Interstate 35 is the eastern boundary of the subdivision. Highway 290 is the northern limit of the neighborhood, though there University Hills separates Windsor from the Highway 290 - Highway 183 interchange. Pecan Springs / Springdale area is west of the neighborhood. That subdivision contains the massive Little Walnut Creek Greenbelt.

The largest park in Windsor is Bartholomew District Park. East 51st Street is the southern edge of the subdivision, and that separates Windsor from the Mueller master planned community.

Yet this puts Windsor residents within walking and driving distance of the Dell Children's Medical Center of Central Texas   and Mueller Market District.

Depending on whose definition you use, Windsor may include the Rathgerber Village area. That neighborhood is located off Manor   Road, though it does not include the Morris Williams Golf Course.

The golf course connects to the Southwest Greenway along Anchor Lane and Tom Miller Street. That connects to the Mueller Lake Park, Patterson Neighborhood Park, and Northwest Greenway.

The Northwest Greenway is behind the Mueller Regional Retail Center but connects to walking trails up to 51st Street at the southern end of Windsor Park.

Most homes in the area were built between 1950 and 1980. This gives it a suburban feel, though redevelopment has brought an influx of multi-family housing. Roughly sixty percent of residents rent.

The median home price is around 400K, well below the average price of a home in Austin. This is an improvement for property owners, since the area was once considered undesirable.

That came to a stop when Mueller Airport shutdown when Austin-Bergstrom International Airport opened up, and noise levels plummeted.

The mixed-use development on what was once the Mueller Airport gave Windsor Park residents their first chain grocery store and big box retailers, lowering the cost of living and increasing their options all while letting them walk or bike to the store. Windsor Park does include a retail strip located between Cameron Road and the Interstate 35 frontage road.

The area north of that up to Highway 290 includes restaurants, hotels, and apartment buildings. The area west of Cameron Road is predominantly single family homes.

There are bus routes along Cameron Road, Berkman Drive, Hampton Drive, and Briarcliff Boulevard. This gives the area an average transit score of 42. Its walk score is 55. It has a bike score of 67.

Downtown Austin and the University of Texas flagship campus are a fifteen minute drive from this area. Most students are assigned to Blanton Elementary or Harris Elementary.

They go on to Pearce Middle School and Reagan High School. Harris Elementary is inside of Windsor Park. So is the Wesley School, a private school. The local branch of the Austin Public Library is located off Westminster Drive. The Windsor Park Community Garden is behind it.
